Moving home can feel complicated, but Smooth Move helps keep the process clear and straightforward. Here is how it works.
Select your home
Start by exploring our developments and finding a home that suits the way you live.
Whether you are looking for more space for a growing family, a modern kitchen for entertaining, or simply a fresh start somewhere new, our range of homes is designed to suit different lifestyles.
Once you have found the home that feels right for you, speak with our sales team and let them know you are interested in the Smooth Move scheme.
Arrange your valuations
We will arrange valuations of your current property with trusted local estate agents at times that suit you.
These valuations help establish the right market price for your home. Our aim is to secure a buyer within four weeks, helping keep your move moving forward smoothly.
Once you are happy with the valuation, the estate agent will begin marketing your home and managing viewings while we support the process behind the scenes.
Sell your current home
We will work closely with the estate agent to help sell your home as quickly as possible and for the best possible price.
If your property does not sell within the initial four week period, we will discuss the next steps with you. This could include extending the marketing period at an agreed price or refunding your holding fee, giving you reassurance and flexibility as you move forward.
Reserve your new Tilia home
Once a buyer has been found for your home, you can move ahead with reserving your new Tilia home by paying the standard reservation fee.
At this stage, everything starts to feel real. You can begin planning how you will make the space your own, from choosing furniture and décor to imagining how you will use each room.
