Completion Timescales for Your First Home

Completing on your first home is an exciting milestone and the final step in your buying journey. It’s the point where everything comes together, from your initial search right through to getting the keys in your hand.

While every purchase is different, understanding the typical timeline can help you feel more prepared and confident at each stage. Knowing what to expect, and when, can make the whole process feel more manageable and far less overwhelming.

What to Expect

This stage can take anywhere from a few weeks to a few months, depending on how quickly you find the right home.

At Tilia Homes, we recommend getting qualified early through The New Homes Group. This helps us understand your financial position and support you in finding a home that suits your needs.

Once you’ve found your home, making an offer and having it accepted can happen within a few days.

After your offer is accepted, you’ll need to secure your mortgage. This usually takes a few weeks and includes submitting your application and receiving your formal offer.

During this stage, the legal work begins.

You’ll appoint a conveyancing solicitor, who will manage the legal side of your purchase. Surveys, valuations and contract checks will also take place to ensure everything is in order before moving forward.

As you approach completion, a few final steps will take place.

Your mortgage offer will be confirmed, contracts will be agreed and exchanged, and a completion date will be set. For new build homes, exchange of contracts is typically expected within 42 days of receiving draft contracts.

If you’re buying a Tilia home, we’ll arrange a home demonstration so you can familiarise yourself with your new home before moving in.

On completion day, funds are transferred and once everything is finalised, you’ll receive your keys.

How long after valuation to mortgage offer?
This can take a few working days, provided your lender has all the required information.

How long is a mortgage offer valid for?
Most mortgage offers are valid for three to six months.

What happens after a mortgage offer is issued?
You’ll sign the contract and your solicitor will begin arranging the exchange date.

When does exchange of contracts happen?
This usually takes place one to four weeks before completion, depending on your circumstances.
